Stage 1: Inception

  • Prepare area schedules and advise on space allocation
  • Apply value engineering 
  • Recommend cost effective materials

Stage 4: Documentation and Procurement

 

  • Formulating the procurement strategy for contractor
  • Perusal of drawings to comply with approved budget.
  • Preparing and compiling tender documents.
  • Attend tender clarification meetings
  • Conduct financial tender adjudication and tender reports
  • Preparation of contract documents, negotiating and contract signing.

Stage 5: Construction

  • Attend site handover meetings, technical and progress meetings.
  • Prepare comprehensive cost reports, cash flow projections, client budget reports.
  • Monitor and control costs during construction to prevent cost overruns, fruitless and un-authorized expenditure.
  • Reporting on cost variations and contractual claims, variation orders applications
  • Adjudicate and resolve contractor’s financial claims, extension of time claim
  • Prepare monthly valuations for interim payment certificates and recovery statements
  • Proper contract administration

Stage 6: Close Out

 

  • Preparing and settling final accounts
  • Prepare valuation for final payment certificate and reconciliation statement
  • Prepare fee accounts based on appropriate fee scale and conditions of appointment
  • Calculation of contract price adjustment (price escalation)
  • Handing over of maintenance and operational manuals, as-built drawings, etc.

  • Project monitoring – to carry out a watching brief and financially monitor the project.
  • Tenant reports – tenant specification costing and offer to lease comparison vs approved budget.
  • Tenant accounts – preparing accounts for tenants regarding monies due to or payable by the tenant based on the singed offer to lease.
  • Value Management – to enable a methodical multi-disciplinary creative process to produce alternative methods, designs and construction procedures with the objective of maximising the functional and economic value of the project to enhance the return on investment.
